Assessment and design

We visit the pool and look at the shell, the finish, the tile, the coping, the deck and the equipment. Then we agree on what is being restored, what is being added and what is being upgraded, so the scope is clear before there is a price on it.

Materials and proposal

Interior finish, waterline tile, coping and decking chosen from samples you can see in daylight — then one written proposal covering the whole scope, with inclusions, allowances and the payment schedule stated up front.

Drain and demolition

The pool is drained and the old finish, tile, coping and decking are removed.

Structural work and additions

Shell repairs, plus any ledges, benches, steps, depth changes, spas or water features being added.

New tile, finish, coping and deck

Everything goes back — new waterline tile, new interior finish, new coping, new decking.

Fill, start-up and handover

We fill the pool, balance the water, commission the equipment and walk you through anything new.

What Affects Pool Renovation Cost?

A renovation is priced on the pool in front of us, not on a per-square-foot rule. These are the things that move the number:

  • Size and shape of the pool

  • Condition of the shell once the old finish is off

  • Interior finish chosen — standard plaster through quartz and pebble aggregates

  • Waterline tile — stock through glass mosaic

    Coping — travertine, natural stone, bullnose pavers, and cast concrete options.

  • Decking — repair, resurface or full replacement, and how much square footage

  • Additions — a tanning ledge, spa, water feature, depth change or vanishing edge each carry real structural and plumbing cost

Answers to the most common questions Upstate South Carolina homeowners ask about pool renovation and remodeling.
How long does pool plaster last?
A plaster interior generally lasts around ten to fifteen years, and aggregate finishes such as quartz and pebble usually last longer. Water chemistry has a large effect either way.
What is a chip-out, and why does it matter?
A chip-out removes the old interior finish completely, down to the pool shell, before the new finish is applied. The alternative is bonding a new coat over the existing surface. We chip out, because a finish is only as sound as the surface it is bonded to, and removing the old one lets us see and address the shell underneath.
Is it cheaper to renovate or replace a pool?
Renovating is almost always less expensive, often substantially, because the shell, the excavation and the plumbing are already in place. A new build makes sense when the shell is structurally failing, the pool is badly sited, or it is simply the wrong pool for how you live now. If that is where you land, we also design and build new pools.
Can you add a tanning ledge to an existing pool?
Yes, on both concrete and vinyl pools. It is the most requested addition we do.
Can a pool be made shallower?
Yes. Deep ends can be filled to a shallower depth, which is usually the single best change for a pool built for diving that is now used for swimming and entertaining.
Can you add a spa to an existing pool?
Yes, on both concrete and vinyl pools where the design allows.
Can you convert a pool to a vanishing edge?
On some pools. It depends on the grade around the pool and the structure of the shell, so it is assessed on site before it is offered.
Do you renovate pools you didn't build?
Yes. We can renovate any gunite or vinyl pool, regardless of whether we built it.
Can equipment be upgraded at the same time?
Yes, and it is the sensible time to do it. The pool is drained and the crew is on site, so the work is simpler than it would be as a separate visit.
